Phoenix cracking down on unpermitted short-term rentals ahead of Final Four
PHOENIX (AZFamily) — As the excitement ramps up for the Final Four this weekend, the City of Phoenix is warning against unpermitted short-term rentals.
Short-term rental owners are looking to cash in as the games bring in big business to the state economy with people spending money on everything from food, hotels and local businesses.
Peter South is renting out more than a dozen properties this week as fans flock to the Valley.
“It is a full house this weekend,” said South. “An event like the Super Bowl or Final Four that could increase your nightly rates by 20 to 40%.”
But city officials say short-term rental owners could face consequences if they don’t follow the rules.
City leaders passed an ordinance in November that requires owners to get a permit and meet specific requirements before they rent out their property.
Arizona’s Family has reported on short-term rentals turned party houses causing issues in neighborhoods.
Spencer Self, the Phoenix Neighborhood Services Department director, said this permit process helps the city crack down on unruly guests and illegal activity.
“It gives the city of Phoenix that ability to reach out to the owners and responsible party if there are issues that are happening for police or code enforcement,” said Self.
If you rent out your home without a permit, you could be cited.
The first violation carries a minimum fine of $500, which could increase to $3,500 for multiple violations.
Self said they have new technology to help the city track short-term rentals operating without a permit.
